San Diego Homeowners — Is Your Property Zone Zero Compliant?
California's Zone Zero law (AB 3074) requires all combustible materials within 5 feet of any structure to be removed or replaced with non-combustible alternatives. That includes wood fences, vinyl fences, and even fire-retardant treated wood. The compliance deadline for existing homes is February 2027— and fines range from $500 to $1,000+ per violation.
The good news? Most backyard fences sit along the property line, well beyond 5 feet from the house. But if you have a fence or gate within that 5-foot zone, it needs to be steel, aluminum, wrought iron, or masonry.
Already have an MWF steel fence? You're on the right track! Tom Sawyer Fence Painting specializes in MWF steel fence painting with California-approved topcoats in any Benjamin Moore color. We handle the full process: rust removal, primer, color coat, and fire-resistant topcoat.
Not sure if Zone Zero applies to you? We built a free Zone Zero Compliance Guide with an interactive property checker — just enter your address and it searches both the CAL FIRE state map and the San Diego city map at once.
