Stonebridge Primary School wins the 2020 The Offsite Construction Award for “Best use of timber technology”.

Founded in 2015, the Awards celebrate the offsite industry and promote the benefits of offsite as a more modern, sustainable and streamlined method of construction. It highlights outstanding examples of prefabrication and factory-based methods, products and systems.

The project was a successful collaboration between @London Borough of Brent, Southstudio, Mid Group, McBains and Innovare.

As part of our continuing long-term relationship with College Francais Bilingue de Londres (CFBL), we have received Listed Building Consent and Planning Approval for works to the school in Kentish Town, London.

From 2009 to the present, we have worked closely with CFBL on projects associated with the renovation and expansion of the Grade II Listed Building for educational use. The current proposals are for an external covered play-space, with internal alterations to office areas.

The Stonebridge Redevelopment - South Studio

Since 2012, Southstudio has been engaged by London Borough of Brent on the Stonebridge Redevelopment. This 3.62 hectare masterplan is centred on the expanded Stonebridge Primary School, a Grade II Listed London Board School, with adjacent vacant sites providing 136 affordable housing units.

There are two principal elements within the masterplan; Hillside and Twybridge Way. Between them they provide a range of affordable residential types, including dedicated extra-care. The existing primary school site is proposed as a re-organised and expanded campus, integrated into new landscaping with a new traffic system to alleviate congestion.

A significant new public open space is proposed within the masterplan, to be organised as a linear park. This incorporates existing mature trees, together with new planting along a canal ‘feeder’ waterway linking the two sites. The park provides routes connecting the school to new and existing housing stock, along with recreation spaces and children’s play areas.

The implementation of the masterplan is phased, the first being the expansion of Stonebridge Primary School from 360 to 540 pupils (3FE), completed in 2018. The second phase is due to start on site in late 2020, comprising 51 apartments with commercial space for community use on Hillside, 22 terraced houses on Milton Avenue, and the new linear park.

The final phase of development is the Twybridge Way site, which is expected to start on site in 2022. This will comprise 36 extra-care apartments including support facilities, 13 residential apartments, and 14 detached and semi-detached houses.

Linden Park Road is a development of 2-bedroom apartments in central Tunbridge Wells, for client Edbury Estates. The site is a disused and overgrown plot of two acres, dropping steeply from Linden Park Road and backing onto the gardens of Montacute Terrace. This is a car-free development within easy access of The Pantiles, benefiting from the amenities and transport connections of the town centre.

The apartments are planned as dual or triple aspect, with good natural light and views to adjacent greenery. A low-energy strategy is employed, with high insulation levels, air-tight construction, and triple glazing to windows, as well as a combined heat and power system to serve all units with maximum efficiency.

We have recently achieved Section 73 Approval for the provision of 36 Extra Care homes for London Borough of Brent. This is part of an ambitious programme to provide affordable rented ‘New Accommodation for Independent Living’ for older residents within the Borough.

We were tasked with maximizing the number of new homes, set within attractive and enjoyable communal landscaped grounds within our wider Stonebridge Redevelopment masterplan. The resulting 5-storey building provides flexible, dual aspect apartments, with attached private open space. Each 55 sq m unit is fully accessible, and is linked to generous social spaces as well as a therapy suite and staff welfare facilities.

Apollo Studios is a former piano factory in Kentish Town. Following a competition, Southstudio were appointed to convert a shell office space to residential use. The brief was to create an inclusive home for a family with three young children plus a nanny. With both parents working long hours for the NHS, the quality of time spent with the family was considered very important, and so the pleasure and practicality of the space was vital.

Apollo Studios is conceived as a flexible environment to encourage a good family dynamic. A living area with open-plan kitchen is arranged at the centre of the plan, with more private areas arranged off this. These can be closed down via sliding screens or opened up to function as one extended space. The dual aspect allows cross ventilation, while exposed thermal mass of concrete and brick helps to stabilize extremes of temperature.

The ceiling and beams were sandblasted to expose concrete structure, with new interventions clearly articulated. Partition walls are formed in white brick, treated as ‘positive’ elements to imply mass and volume, whilst providing bright reflective surfaces. Other defining elements are the central services bulkhead in gloss black and the cast concrete kitchen island. Cabinets are formed in birch ply, while bed platforms in the children’s rooms are constructed from scaffold tubes.

A generative reference for the design was Aldo Van Eyck’s Arnhem Pavilion, with it’s ambiguous and mysterious volumes and passages. By coincidence, the original conversion of Apollo Studios had been carried out by Van Eyck’s daughter Tess, in partnership with Julyan Wickham.

The design process was deliberately open and evolving as work on site progressed, with close collaboration between client, architect and contractor. There was also an ongoing relationship with Miele, who provided appliances and the project headed up their ‘Designed for Life’ advertising campaign.

This domestic project comprises the internal reorganization and new rear extension of a three-storey terraced house, which was formerly a unit within a large 1970’s Local Authority housing development.

The key design drivers are to re-balance the space allocation by creating an additional en-suite bedroom to the existing three bedrooms and enlarging the living accommodation facing the revamped patio garden.

The need to retain existing garden party walls and to minimize the impact of the new extension on neighbours’ rights of light, means stepping in from the boundaries with a fully glazed projecting central bay to create a flow of space into the garden.

The refurb includes new central heating throughout together with new electrical and IT cabling. The resultant accommodation meets Lifetime Homes standards with living, dining, kitchen and associated utility room and separate cloak on the ground floor with four bedrooms and bathrooms on the two upper floors.

The successful transformation of the Grade II Listed former Brent Town Hall into a new Lycée, for 1,070 students provides the highest quality educational facilities to meet the growing need for places in London.

Our challenge as the design architects was to remodel the grand spaces within the listed building and to create the more informal and flexible school environment, whilst respecting the Listed nature of the building. The brief also required an element of new-build to accommodate specialist classrooms, and a fully catered restaurant to serve the entire school in three sittings. Major design issues related to resolving access and entrances, the internal circulation related to the pedagogical needs of Maternal, College and Lycée and the degree of connectivity between the new and existing spaces.

The project progressed as a Design and Build Contract, built by Bouygues UK with LSI as executive architects. The completed Lycée International de Londres Winston Churchill opened for the beginning of 2015 academic year and was inaugurated by President Francois Hollande.

Planning Approval in Tunbridge Wells - South Studio

We are delighted to have received approval for a development of nine apartments, adjacent to Montacute Gardens and near the historic Pantiles. This is a car-free development, which takes reference from other Arts & Crafts villas in the surrounding Conservation Area. We worked closely with Planning Officers to resolve a complex set of constraints that had seen five previous applications rejected since 1990.

Client Edbury Estates commented: “Southstudio have achieved success where many others have failed. They have been professional and determined throughout the process, working closely with us as clients, taking into account the local residents concerns, and balancing this perfectly with local authority planning guidelines.”

Southstudio have been interested in The Garden City concept since submitting proposals in 2007 for the international Tomorrow's Garden City Housing competition, and more recently, concept ideas for the Wolfson Economics Prize 2014.

Our version of the Garden City represents a holistic approach to sustainable development and the creation of an environment to promote a range of activities and lifestyle opportunities for the individual and the community. Our aim is to conserve energy, release time and promote the well-being of inhabitants in an environment akin to the original ethos of the Garden City Movement.

Published house extension in Kentish Town. This project required the conversion of two period flats in a Victorian terrace house to create a family home. The strategy has been to completely open up the ground floor to create a large open-plan space with a sitting room flowing into the kitchen and out into the garden: a family space, where the children of the house can play freely while their parents keep a close eye on them.

Oxford Street Highline. Southstudio are concerned about the quality of the shopping experience at Oxford Street. Having shopped there ourselves, we have noticed an increasingly non-conducive shopping environment and have responded with a radical proposal, influenced by the “highline” movement strategy. The idea is aimed at solving current problems of congestion on Oxford Street whilst providing a new attraction. Our concept is for a major new pedestrian linear park calmed of traffic with possible linkage into stores at first floor level above a bus carriageway and with a rapid transit system to allow shoppers to move along Oxford Street in comfort. Shopping should be a pleasurable pastime, and at its best, a cultural experience.

The Cottage is a new five bedroom family residence in a uniquely secluded woodland site adjacent to Hampstead Heath. The new structure replaces a dilapidated house dating from the 1930's, which had been occupied by the client's family since the 1960's. The design is conceived as a simple, contemporary pavilion, the grain of which follows the linear nature of the site and visually appears to ‘float’ over the ground. Planning consent was gained for the project last month.

College Francais Bilingue de Londres (CFBL) is a new teaching facility for the growing French community in North London. Located in Kentish Town, the project inserts a new school for 700 pupils aged 5-15 years into a refurbished and extended London Board school. The existing school building was designed in 1874 as 'Mansfield Place School' by the Board’s Architect E.R.Robson, and is Grade II Listed. The refurbishment and extension was completed in 2012 for the beginning of the Autumn Term.
